Have a look at this one. Really dirty terracotta. I found the old linseed oil and wax has worn away badly and the floor was exposed to wear as well as the regular dirt and oils you find in kitchens. After a deep clean the floor dried to the expected mat finish. This is an indication that all old oils and waxes have been removed.
After drying I applied several coats of my favourite sealer to the floor.
As you can see the sealer enhanced the colour bringing the floor back to life.
